What separates a true luxury waterfront home is deep-water access with no fixed bridges between your dock and the ocean. A $5 million home with a 10-foot bridge restriction is not truly luxury if you cannot get your sportfish out. Beyond that, I look for impact windows and doors, modern elevation compliance, and sunset views. Those three features together command the highest premiums in the Keys luxury market.
