What the Numbers Tell Us
The Florida Keys market remains active through spring 2026. Limited inventory continues to be the dominant factor across all islands. Waterfront properties, particularly those with direct ocean access or deep-water docks, command premium prices and move quickly when priced correctly.
Key Largo and Islamorada continue to see the strongest demand for luxury waterfront, while Marathon and Big Pine Key offer more accessible price points with solid appreciation potential. Tavernier remains an interesting value play, offering Upper Keys convenience at slightly lower price points than Key Largo.
Insurance costs remain a significant consideration for buyers. Properties in lower flood zones or with newer construction can offer meaningfully lower annual insurance premiums. My contractor and inspector background helps me evaluate these factors during the buying process.
