Selling Your Home

What is my Florida Keys home worth?

By Steve Conley

Short Answer

The value of a Florida Keys home depends heavily on location, property type, condition, waterfront access, lot characteristics, permits, elevation, and recent comparable sales. A countywide median can provide context, but it cannot accurately value an individual property.

The August 2026 Market Context

As of August 2026, the median closed residential sale price across the Florida Keys was approximately $910,000, with a median of 85 days on market. The median was essentially flat year over year, increasing about 0.3% from August 2025.

The Factors That Set an Individual Property's Value

For an individual property, important factors include:

  1. Exact location: Key Largo, Islamorada, Marathon, Big Pine Key, or Key West can have substantially different values.
  2. Waterfront characteristics: Oceanfront, canal-front, bayfront, boating access, dockage, water depth, and seawall condition can materially affect value.
  3. Home size and condition: Living area, bedrooms, bathrooms, renovations, roof, HVAC, kitchen and other improvements.
  4. Lot and development potential: Lot size, zoning, Tier designation, building rights and other development restrictions matter in the Keys. Monroe County provides GIS resources for researching these characteristics.
  5. Flood and elevation considerations: Current and proposed flood-map information can affect a property's risk profile and future requirements. Monroe County notes that its preliminary flood maps are not final or adopted and remain subject to change.
  6. Recent comparable sales: Actual closed sales of similar properties are generally more useful for estimating market value than simply looking at asking prices.

What the Monroe County Property Appraiser Looks At

The Monroe County Property Appraiser also explains that market value reflects what buyers are willing to pay in the marketplace and that the office analyzes sales transactions and property characteristics when determining assessed market values.

Bottom line: Your tax-assessed value, an online estimate, and your home's potential sale price are not necessarily the same. For a meaningful estimate, the property should be compared with recent sales of similar Florida Keys properties in the same area and with similar waterfront, lot, size, condition, and development characteristics.

Principal, Conley Sales Group at COMPASS

I've bought and sold waterfront up and down the Keys for over 30 years, and I can tell you the number that matters is what a qualified buyer will actually pay, not what an algorithm or a tax bill says. Automated estimates miss the boat access, the depth, the elevation, the seawall, the things that actually move a Keys price. Send me your address and I'll give you the honest range, and show you exactly what drives it.
