How does inventory affect pricing in the Keys?

Steve Conley | August 24, 2026

Short Answer

Limited inventory in the Florida Keys, particularly for waterfront and canal properties, typically supports higher prices. Low months-of-supply figures in desirable communities create favorable conditions for sellers.

Inventory in the Keys is always tighter than the mainland because of ROGO restrictions. When inventory drops below 4 months of supply, we see bidding wars on well-priced properties. When it rises above 8 months, buyers have more negotiating leverage. Right now I am tracking the numbers closely for each community.
