I cannot overstate this: never assume a vacant lot is buildable just because it is for sale. I have seen lots that looked perfect but had no ROGO allocation, sat in a conservation zone, or lacked adequate elevation for a septic system. Before you make an offer, have a local contractor and surveyor assess the lot, and check with Monroe County for ROGO status and any environmental restrictions. It is the most important due diligence you will do on a vacant lot.
