Bridge clearance is the vertical space between the water and the lowest point of a bridge. It determines what size and type of boat can navigate from your canal to open water. Low bridges may restrict access for boats with tall masts or flying bridges.

Fixed bridges are the number one issue I see with canal-front properties. A 10-foot clearance means no flybridge, no tuna tower, and no large center console. Check the clearance of every bridge between your potential dock and open water before you buy.
