Controlling depth is the shallowest depth in a canal, usually at the entrance where it meets the bay or ocean. It determines what size boat can access your property. Shallow canals may only accommodate flats skiffs, while deep-water canals can handle large sport fishing yachts.

Controlling depth is the shallowest point between your dock and open water. A property can have 8 feet at the seawall but only 2 feet at the canal mouth. I always tell buyers to test the route at low tide before buying. A beautiful home means nothing if your boat cannot get out.
